Garage Roof Leaking Water

I have applied 2 coats of sealer to outside of the walls but still have this leak. Water leaking into the garage under the wall if you caught it in time you can see water running down the wall and into your garage. This is usually caused by a leak somewhere.

I can t afford a professional fix and i m utterly useless at diy so advice appreciated.
